National Exposure for your Property  - As you know many people are moving to the warmth of the desert area every day.  Exposing your home to local as well as out of state buyers is important.  Your home will be exposed to the world on several web sites.

Each property receives a complete photo gallery for buyers to preview your home anytime, day or night. (See an Example)  Although having buyers walk through your home in person is good, some buyers can take one look and know your home is not right for them.  These people will schedule an appointment to view your home.  This means you will need to tidy up and leave for a hour or so.  This wastes your time if they can see the home is not right for them.  By viewing your home online, we can eliminate lookers and focus on the truly serious buyers.

Listings that Sell - If you would like to get an extra $50,000 above market value for your home call me today!  I will happily refer you to another agent.  However, if you are serious about selling your home, for a fair market price, then I can assist you.  There are hundreds of homes for sale, many similar to yours.  Most have walls, a floor, & a roof.  Buyers shop around more than anyone.  If your home is over priced, buyers will simply go to the next comparable home.  We can be assured your home will not be overlooked, since I will not try and sell a home for more than market value.

Why would an agent list an overpriced home?  If an agent takes your home as a listing when it is overpriced, the agent will probable just use the buyer calls to sell those people on another home and never get your home sold.  But, if your home produces buyers for the agent, and the agent gets paid from those sales, but never sells your home...ask yourself this...Who loses in this case?  Not the agent.  Do not let an agent tell you that they can sell your home knowing you want or need more than market value.  If you need more cash out of your home, it is better to wait until you have more equity or market conditions change in your favor.

 

Preparing Your Home to Sell - There are several steps you can take before you list your home to ensure the home shows well for prospective buyers.  Staging, as it is called, is such an art their are companies that do nothing other that preparing homes to sell.  Additionally, there are now several shows on TV addressing this issue.

I will go through your home with you to assist you in preparing your home to show at its best.  Some items involve what you will need to do anyway, pack.  The fewer the items out, the larger the home looks.  Another step is to remove a lot of family pictures.  Buyers tend to see the home as yours and cannot see it as "their" home.  Curb Appeal is the first impression.  Simply cleaning up the yard is all it takes.  Typically, the home inspector will want all vegetation trimmed back 12" from the home.  So doing that when you list, will keep that item off the inspectors list of thing to do.  

Other items take more consideration.  Repairs, Paint, Carpet.  All items that need to be address if they are showing age.  Neutral colors work best.  Often a credit to the Buyers is better than doing the work now.  It is possible to spend $1,000's on new carpet that you think is perfect for the home.  Only to find a Buyer loves the house, except the carpet color.  To that Buyer, a credit for new carpet would be a better option.

Open Houses - Some agents will tell you not to have an open house.  Some agents do not like to work on weekends.  Coincidence?  Open Houses add additional exposure to your home to the group of buyers who like to have more control of the buying experience.  These buyers will look at areas that interest them and keep looking until a home comes up for sale.  Typically these buyers will contact an agent after they see a home that interests them.  

Another reason to hold your home open is agents will often have buyers drive by homes prior to showing.  Most buyers can discount 60% of homes just by looking at the exterior.  Some agents will have buyers tour open houses.  This makes the agents job even easier.  Then buyers will let the agent know if any of the homes interest them. 

Home Warranty - In today's market, most buyers expect a home warranty with the home purchase.  Buyers want piece of mind with the purchase.  I encourage clients to offer a home warranty up front.  This shows buyers you home is covered and you are confident that no major problems exist.  Homes offered for sale with a home warranty also enjoy several benefits.  First, you do not have to pay for the warranty until the home closes.  Second, homes with a warranty sell faster and for a higher price.  Third, major systems are covered during the listing period.  So you are covered if anything goes wrong while the home is for sale.
